Unless otherwise stated in the property description, the advertised rent is “exclusive” of all utility bills.

How do I sign the contract?2017-11-06T17:41:38+00:00

All contracts must be signed in the nearest Student Homes office. Please ensure that you have read a sample copy of the Agreement for an Assured Shorthold Tenancy available for download from our website. Please note that this is a sample copy and what you have agreed with the landlord and/or Student Homes regarding the duration of the tenancy, bills, etc. will be built into the customised contract that you will sign in the office. Sometimes students prefer to reserve the property in person at our office. Please note that in these situations, an administration charge of £99 per tenant will be applicable. You must pay your security deposit at the same time as signing the contract. This varies across the branches.

How do I reserve a property?2023-01-17T12:16:48+00:00

Simply register as an applicant on our website. Your login details will be e-mailed to you. Once you have registered, use the search facility to bring up the property that you’d like to reserve. Click the ‘view details’ link and then the ‘reserve property’ link. You will need your full name, permanent (guarantor’s) address, telephone number, mobile number and e-mail address to complete this process. This applies to all applicants in the group. You will also need a holding deposit £99 per applicant to be paid.  This goes towards your main deposit, or is refunded if the landlord withdraws from the proposed tenancy.  We take the reserved property off market for 7 working days. This gives the applicants time to gather the security deposit, read the contract and speak to their guarantors.   You need to sign the document via docusign and also pay the full deposit (usually one months rent) to complete the reservation.

Viewings are conducted by calling the relevant branches. In most cases we arrange the appointments with tenants or in certain situations we do accompanied viewings.

As you may be aware as per UK Law the agents must now check that a tenant can legally rent a property in England and before the start of a new tenancy, we must make checks for all tenants.

For this you need to physically bring your passport in our office that proves the tenant can live in the UK.

We need to make copies of your passport for our records to check your right to rent status.

Conditions for UK/EU residents

If you are UK resident then your passport will be sufficient. If for some reason you don’t have passport then the combination of your driving license and birth certificate. An expired passport can also be acceptable.

Conditions for International students

If you are a non UK/EU resident then your valid passport and Visa/residency permit is required, and needs to be valid on the start date of your tenancy.

Please ensure this is completed as soon as possible after reserving your property as this needs to be completed prior to your move in, failure to this will effect/delay your move in.
