How do I end my tenancy under the upcoming RRA legislation?

Under the forthcoming Renters’ Rights Act (RRA) legislation, tenants are required to provide 2 months formal notice if they wish to end their tenancy. To ensure your notice is valid, it must be clear, in writing, and include key details such as your name, property address, and the date you intend to vacate.

You can serve notice using one of the following methods, please note we will not accept notice via WhatsApp or other social media:

Letters sent by first-class post are deemed to be delivered two working days after posting. A certificate of posting should be obtained from the Post Office as proof of service.

Notices received before 4.30pm will be accepted as received the next working day (working day excludes weekends and bank holidays) in line with your tenancy agreement.

Tenants and guarantors can complete the signing of the tenancy agreement remotely. You will receive an email via DocuSign containing a secure link to access and sign your agreement electronically.

Each tenant and guarantor will be sent their own individual email with a unique signing link. There is no need to forward emails or share links with one another, as each person will be able to review and sign their documents independently.

If you have chosen a bills – included package, you may receive separate documents to sign — one for the tenancy agreement and another for the bills – inclusive service. This will depend on the specific service arrangement your landlord has with us.

Upon signing the tenancy agreement, you will be required to pay your full security deposit, as stated in the property advertisement at the time you reserved the property. The deposit can be paid either from a single account or as separate payments from multiple accounts; however, it is essential that you include your unique payment reference with each payment to ensure it is correctly allocated.

Please ensure you carefully review all documents before signing, as the agreements will reflect the terms agreed with your landlord, including tenancy details, rent, and any included services.

Unless otherwise stated in the property description, the advertised rent is “exclusive” of all utility bills.

All contracts must be signed in the nearest Student Homes office. Please ensure that you have read a sample copy of the Agreement for an Assured Shorthold Tenancy available for download from our website. Please note that this is a sample copy and what you have agreed with the landlord and/or Student Homes regarding the duration of the tenancy, bills, etc. will be built into the customised contract that you will sign in the office. Sometimes students prefer to reserve the property in person at our office. Please note that in these situations, holding deposit of £99 per tenant will be applicable. You must pay your security deposit at the same time as signing the contract. This varies across the branches.

Registration

Simply register as an applicant on our website. Your login details will be e-mailed to you. Once you have registered, use the search facility to bring up the property that you’d like to reserve. Click the ‘view details’ link and then the ‘reserve property’ link. You will need your full name, permanent (guarantor’s) address, telephone number, mobile number and e-mail address to complete this process. This applies to all applicants in the group. You will also need a holding deposit £99 per applicant to be paid.

Our Mutual Commitment

This payment secures the property exclusively for you. It stops any further viewings and takes the property off the market. We view this as a partnership: you are committing to the tenancy, and we are committing the property to you.

How It Works

  • Towards Your Move: This £99 is not a fee; it is credited directly toward your total move-in monies.
  • Transparency: This payment does not guarantee a tenancy if referencing fails, but it does guarantee our full effort to secure the tenancy for you.

Protecting the Agreement

Because we are reserving this home specifically for you, we turn away other interested parties. To ensure fairness for both you and the landlord, the Holding Deposit is non-refundable only in the following specific circumstances:

  1. Change of Heart: If you (or any other joint tenant) decide not to proceed with the tenancy.
  2. Eligibility: If the Right to Rent checks indicate you cannot legally rent the property (and this was not something we could have reasonably anticipated).
  3. Engagement: If we cannot finalize the agreement because contact is lost or steps are missed on your side, despite us and the landlord doing our part.
  4. Accuracy: If the information provided regarding your ability to meet referencing criteria is found to be false or misleading.

Our Promise to You

We believe in fairness. If the landlord decides not to proceed for reasons unrelated to the points above, your Holding Deposit will be refunded in full within 7 days

Timeline for Success

We aim to have everything finalised efficiently. The proposed tenancy start date will be agreed upon within 15 days of receiving this deposit. If we need more time by mutual agreement, we will confirm this in writing. No interest is payable on this deposit.

  • The deposit is usually one month’s rent but may be higher (up to a maximum of 5 weeks’ rent). Please check the advert or confirm the exact amount with a member of staff.
  • The deposit is due when signing the contract.

Rent (in addition to the deposit) must be paid before keys are released.

Viewings are conducted by calling the relevant branches. In most cases we arrange the appointments with tenants or in certain situations we do accompanied viewings.

Under UK law, all tenants aged 18+ must complete a Right to Rent check before moving into a property in England.

What You Need to Do

You will receive:

  • An email and text with a registration code
  • A secure link to download the Credas app

Please use the app to complete your digital ID check as soon as possible. This must be finalised before your move-in date.

Documents Required

UK/Irish Citizens

  • Passport (valid or expired), or
  • Driving licence + birth certificate

International / EU / Non-EU Residents

  • Valid passport
  • Home Office Share Code

If your check is marked “Declined”, we cannot proceed with your application. You will need to contact the Home Office to update your status before a new check can be completed.
